Market Brief

Laguna Niguel in Brief

Market Identity

An inland-of-the-coast South Orange County city of roughly 14.8 square miles, sitting one to five miles from the ocean, with more than 46% of its land in open space and over 80 miles of trails. Elevation, slope and open-space adjacency do most of the work of dividing the housing market.

Housing Snapshot

A full ladder of product: attached condominiums and townhomes, conventional detached tracts, move-up and executive housing, and gated and custom homes. Construction generations and association structures differ sharply between neighborhoods, and hillside topography makes lot usability and view protection property-specific.

Common Alternatives

  • Mission Viejo
  • Aliso Viejo
  • Dana Point
Show 2 more
  • San Juan Capistrano
  • Laguna Hills

Key Value Drivers

  • Elevation and slope position, which drive view, privacy and outdoor usability more than lot size alone
  • Open-space and trail adjacency, present across much of the city but valued differently by product type
  • Distance and access to the coast rather than an oceanfront location
Show 1 more
  • Association structure: master, sub-association or none, which changes both cost and maintenance responsibility

Important Watchouts

  • A citywide median blends attached product with gated and custom housing and describes nothing anyone is actually buying
  • Taxes and special assessments are parcel-specific and must be verified on the actual bill
  • Fire hazard designation is address-specific; insurance underwriting is a separate, property-specific question
Show 1 more
  • Hillside lots vary widely in usable pad versus slope; recorded lot size can overstate practical land

Quick Intelligence

Laguna Niguel Market Intelligence

A structured summary of the durable research below. The lens narrows this summary only — the full research sections on this page are always available.

Value Drivers

Read the city as several markets, not one

Laguna Niguel is a set of related but materially different neighborhoods separated by elevation, era and association structure.

  • Attached, conventional detached, move-up and gated or custom housing rarely compete for the same buyer
  • Start with neighborhood, product type and governance before price
  • Topography changes the analysis from one street to the next
Go deeper

Inland position, open space and trails

The city sits one to five miles inland across roughly 14.8 square miles, with more than 46% open space and over 80 miles of trails.

  • Coastal influence is proximity and access, not oceanfront
  • Moderate to steep slopes shape lot usability and privacy
  • Open-space adjacency is common and its effect differs by product
Go deeper

Buyer Fit

Match the housing ladder to the objective

Buyer

Each rung of the Laguna Niguel ladder carries a different diligence list.

  • Attached product: ownership form, shared walls, parking and the full dues stack
  • Conventional detached: plan functionality, systems age and yard usability
  • Move-up, gated and custom: view protection, usable pad and association obligations
Go deeper

Watchouts

Association structure is layered

Multiple master and sub-association systems operate in the city; there is no single citywide answer.

  • Confirm whether the parcel sits under a master, a sub-association, both, or neither
  • Two dues obligations mean two sets of maintenance responsibilities
  • Verify current dues, coverage and any pending assessment from association documents
Go deeper

Taxes are parcel-specific

Special taxes and assessments must be read off the actual parcel bill rather than assumed citywide.

  • No typical effective tax rate is published for the city
  • Verify Mello-Roos, CFD and fixed assessments per parcel
  • Historic district retirement in one area says nothing about another parcel
Go deeper

Seller Positioning

Build the comp set from the real competition

Seller

A Laguna Niguel seller competes inside a neighborhood, generation and product type, not against the city.

  • Match tract, construction era and floor plan before square footage
  • Single story materially changes the buyer pool
  • View quality, protection and which rooms see it belong in the positioning

Key Questions

  1. 01

Is Laguna Niguel a coastal market?

It is inland of the coast, roughly one to five miles from the ocean. Coastal influence here is access and proximity rather than an oceanfront position.

    Go deeper
  2. 02

Why does a citywide median mislead here?

The city contains attached condominiums through gated and custom homes. Averaging them describes no actual product.

    Go deeper
  3. 03

What drives value differences between similar homes?

Elevation, slope, usable pad, view type and protection, open-space adjacency and association structure.

    Go deeper
  4. 04

Does every home belong to an HOA, and how many?

No single answer. Some parcels sit under a master association, some add a sub-association, and some have neither. Verify per parcel.

    Go deeper
  5. 05

How should Mello-Roos and special assessments be checked?

Read the actual parcel tax bill and county records. This platform publishes no citywide rate.

    Go deeper
  6. 06

    Is single-story housing available?

Availability is tract and floor-plan specific and is verified per property rather than inferred from a neighborhood reputation.

    Go deeper
  7. 07

    What do buyers cross-shop against?

Mission Viejo, Aliso Viejo, Dana Point, San Juan Capistrano and Laguna Hills, depending on product, budget and commute.

Where Laguna Niguel Sits

Laguna Niguel occupies the coastal foothills of South Orange County, generally one to five miles inland from the Pacific, between Aliso Viejo and Laguna Beach to the north and west, Mission Viejo to the northeast, San Juan Capistrano to the east and Dana Point to the south.

City environmental documents describe the terrain as moderate-to-steep slopes. That is not a footnote. Laguna Niguel was built up ridgelines and around canyons over six decades, and slope, elevation and canyon relationship shaped where each generation of housing went, what it looks out at, and what a lot can actually be used for.

The result is a city that reads as one place on a map and behaves as a dozen different markets in practice.

This color-coded subdivision map is the geographic research aid for this page. It is useful for seeing how Laguna Niguel's neighborhoods relate to its major roads, parks, ridgelines and surrounding cities. It is not a legal parcel, tract or HOA boundary map. Legal HOA boundaries, school assignments and property-specific obligations should still be independently verified. Cartographer attribution appears on the map asset itself and has been preserved.

How to Read the Laguna Niguel Market

A citywide median price is close to useless here. Two homes of similar size, a mile apart, can belong to entirely different markets. These are the layers that actually move value.

Development Era

1960s to 1990s and beyond

Established 1960s and 1970s housing behaves differently from 1980s master-planned communities and 1990s gated executive product. Era drives lot pattern, plan type, HOA structure and the renovation question.

Topography

Ridge, valley, canyon edge

Ridgelines, interior valleys, canyon edges, slope direction and the amount of genuinely usable yard vary block to block in a city built into hillsides.

Views & Orientation

Not interchangeable

Ocean, canyon, city-light, golf, open-space and neighborhood views are different products. Elevation alone does not create an ocean view.

HOA Structure

Four different concepts

A geographic community name, a master association, a subordinate association and a builder tract may all be different things carrying different obligations.

Housing Product

Attached to custom

Entry condos, townhomes, carriage product, detached move-up, single-story, gated executive and custom homes all exist inside the same city limits.

Access

Coast vs. corridor

Coastal-close western and southern locations and freeway / SR-73-oriented northern and eastern locations serve genuinely different buyer priorities.

Micro-Location

Street-level

Road backing, cul-de-sac position, lot usability, privacy, slope, gate placement and the competing inventory next door can all move a number.

The goal is not just to know Laguna Niguel. It is to know which Laguna Niguel market a property actually belongs to.

The Major Laguna Niguel Market Systems

Seven working systems, organised the way an agent would teach the city rather than the way the General Plan divides it. The City's 14 official Community Profile Areas remain the verification layer behind this structure; they are not the most intuitive way to learn the market.

Country Village / Village Niguel / San Joaquin Hills

City V1 - deeper community research in progress

Northwestern and northern Laguna Niguel. Attached and detached housing with freeway and toll-road access. Country Village is the verified master association above several Village Niguel communities; San Joaquin Hills is a large gated standalone community. Also here: Village Niguel Gardens, Heights, Terrace, Lake Chateau and Lake Park.

Rancho Niguel / Niguel Ranch

Verified hierarchy - deeper tract research in progress

Two different association systems that sound alike and are not. Rancho Niguel Master is a large verified system with multiple subordinate associations and a separate recreation-club relationship. Niguel Ranch is a distinct master system with its own subordinate associations. Never treat them as one.

Kite Hill / Central Established Core

City V1 research in progress

Established detached housing around the regional park and civic core, with larger-lot and single-story research potential. Kite Hill, Crown Valley Highlands, Niguel Woods, Laguna Crest, Niguel Vista and the Hillcrest areas.

El Niguel / Golf Basin

City V1 - deeper tract research in progress

El Niguel Country Club geography: older ranch, custom and executive housing with golf-course and larger-lot context. Not one master HOA. The City's 2025 planning report identifies Pacesetters and Vista Del Niguel as older neighborhoods not governed by HOAs. Also here: El Niguel Heights, Greens East, Links Pointe, Crest De Ville, South Peak.

Marina Hills / Laguna Heights

Marina Hills: deep research complete

Southern move-up master-planned housing from the late 1980s and early 1990s with recreation and trail access across several housing products. Marina Hills Planned and Laguna Heights are separate master-association systems. Marina Hills is the first community here to complete a deeper research pass.

Bear Brand / Ocean Ranch / Beacon Hill

Verified hierarchy - deeper research in progress

The southern, coastal-close market: attached, gated, executive and luxury product with real HOA hierarchy complexity. Bear Brand at Laguna Niguel is a verified master association over Bear Brand Ridge, Breakers, Cameray Pointe, Ocean Ranch, Riviera and Stoney Pointe. Bear Brand Ranch is a separate association system, not a subordinate. Beacon Hill is its own verified master with seven City-identified subordinate associations.

Niguel Summit / Monarch / Pacific Island Ridgelines

Verified hierarchy - deeper research in progress

Western and southwestern elevated housing: views, slope, wind and coastal exposure, attached luxury and detached custom product, and canyon-edge diligence in some locations. Niguel Summit is a verified master over Jamaica, Capri, Coronado Pointe and Palmilla. Belle Maison is a verified neighborhood in the same geography but is not currently a verified separate HOA. Also here: Laguna Sur, Monarch Point, Monarch Summit, Pacific Island Village and Pinnacle at Monarch.

How Laguna Niguel Was Built

  1. 1959

A master plan, not a subdivision

Cabot, Cabot & Forbes establishes the Laguna Niguel Corporation and acquires approximately 7,100 to 7,200 acres from the Daguerre family. Victor Gruen and Associates is retained to prepare the comprehensive community plan.

  2. 1961

    First land sales

Land sales begin in the Monarch Bay and Laguna Terrace subdivisions.

  3. 1971

    AVCO takes over the plan

AVCO Community Developers acquires the Laguna Niguel plan and continues development within the original master-plan framework.

  4. 1970s

    Established neighborhoods expand

Growth of established residential and recreation-oriented neighborhoods across the central and western parts of the city.

  5. 1980s

    The move-up city takes shape

Major master-planned growth, including several communities that still define today's move-up market.

  6. December 1, 1989

    Incorporation

After 89% of voters favour incorporation on November 7, Laguna Niguel officially incorporates as Orange County's 29th city.

  7. 1990s

    Executive, gated and luxury buildout

Continued executive production housing, gated communities and hillside luxury development.

  8. Mature market era

    Resale, renovation, rebuild

Large-scale greenfield development gives way to resale, renovation, rebuilding and selective infill. Condition and modernisation now carry much of the value story.

Housing Product by Era

A structural comparison, not a pricing guide. Individual tracts and plans vary, and condition often matters more than era.

EraWhat was builtWhat tends to matter
1960s - 1970sRanch and established suburban product, some larger-lot tracts, some neighborhoods with light or no association structureMore single-story opportunity, renovation and systems updates, lot usability, whether an HOA exists at all
1980sMaster-planned communities, Mediterranean and Spanish-influenced production housing, attached and detached product, private recreationMaster plus sub-association structure, formal living and dining layouts, volume space, community amenity value
1990sExecutive production housing, gated and guard-gated communities, larger interiors, luxury and custom hillside developmentGate and private-street obligations, hillside engineering, view and slope, plan scale versus current buyer taste
Mature resale marketVery little new construction; the inventory is the city itselfOriginal versus remodeled, system upgrades, floor-plan modernisation, and the lot / view / location fundamentals

Why HOA Names Matter in Laguna Niguel

In Laguna Niguel, a geographic community, a master association, a subordinate association and a builder tract are often not the same thing. The City's HOA Education Program notes more than 120 homeowner associations inside 14.8 square miles. Reading the chain correctly is the difference between a confident answer and a wrong one.

Geographic market → Master HOA → Sub-association → Builder / tract

Marina Hills

Master → sub-association → district

Marina Hills Planned is the 1,538-residence master association. Chandon, Encore and Siena are City-verified subordinate associations. Other district names such as Amarante, Vistara, The Heights, Bel Fiore, Palacio, Cabo Del Mar, Terracina and Monaco are meaningful market identities, but are not established as separate associations.

Bear Brand

Geographic market ≠ master HOA

Bear Brand as a geographic market is broader than any one association. Bear Brand at Laguna Niguel is the master, with Ocean Ranch, Bear Brand Ridge, Breakers, Cameray Pointe, Riviera and Stoney Pointe beneath it. Bear Brand Ranch is a separate association system and should not be shown as a subordinate.

Country Village

The parent is not the household name

Country Village is the master association above several Village Niguel communities, including Village Niguel Gardens, Heights and Terrace I and II, plus Casa La Paz. Village Niguel Homes II and Cornerstone appear with no master above them.

Rancho Niguel

Master + subs + recreation club

Rancho Niguel Master is the largest verified system in the city, with a dozen subordinate associations and a separate Rancho Niguel Recreation Club relationship. Niguel Ranch is a different master system entirely.

Beacon Hill

Seven verified subordinates

Beacon Hill Planned is the master over Court, Highlands, Seawatch, Terrace, Village, Vistas and Windrift. Other Beacon Hill names in circulation are builder, MLS or marketing identities pending verification.

Niguel Summit

Neighborhood ≠ association

Niguel Summit is the master over Jamaica, Capri, Coronado Pointe and Palmilla. Belle Maison is a real, City-identified neighborhood in the same geography, but is not currently listed as a separate association.

Current dues, management, reserves, assessments, rules and transfer requirements must always be verified from current association documents for the specific property. Unit counts shown across this page are association counts from the City's HOA map and may differ from original tract-map dwelling counts.

Single-Story and Attached Housing

Two questions come up constantly in this city, and both are answered at the tract and floor-plan level rather than the community level.

Single-Story Opportunities

Plan-specific, low turnover

Laguna Niguel's best single-story opportunities tend to require tract-level research. They can appear in older central and El Niguel areas, Crown Valley Highlands, Niguel West, select Kite Hill plans, Monarch Summit and Pacific Island attached product, and select Marina Hills plans. Single-story availability is plan-specific and often low-turnover, so it should be researched at the tract and floor-plan level rather than assumed from a community name.

Attached Housing Is Not One Market

Six different products

The attached market here spans entry-level condominiums, townhomes, carriage-style housing, master-planned attached move-up homes, gated common-wall product and luxury ridgeline attached housing. Village Niguel, Chandon, Encore, Siena, Monaco, Beacon Hill, Laguna Sur, Monarch Summit and Pacific Island Village are all attached in some form and none of them compete for the same buyer.

Current dues, lender warrantability, rental caps and litigation status are association-specific and dynamic. They are verified per property rather than published here.

Why Two Nearby Homes Can Perform Differently

Proximity is the weakest of the location variables in a hillside city. These are the factors that separate two homes on adjacent streets.

  • View

Ocean, canyon, golf, city lights, open space and neighborhood views are distinct products with distinct buyer pools.

  • Elevation

Higher does not automatically mean better, and it certainly does not automatically mean ocean view. Orientation and what sits in front of the home decide that.

  • Lot Usability

Recorded lot size can substantially overstate the usable yard on a slope. Flat, usable outdoor space is its own scarce commodity.

  • Orientation

Sun exposure, prevailing wind, privacy, slope direction and view direction all interact.

  • Road Exposure

Crown Valley Parkway, Alicia Parkway, Niguel Road, Golden Lantern, and I-5 or rail proximity can change buyer perception even when interior quality is identical.

  • Cul-de-sac / Interior Position

Traffic, privacy, lot shape and the amount of genuinely usable yard often follow street position.

  • Open Space Adjacency

Backing open space can create privacy and views, and can also introduce wildfire and insurance diligence.

Exact premiums and discounts are being built from MLS paired-sale analysis. This page deliberately publishes no view-premium or road-discount percentages, because the ones circulating in secondary research are not supported by verified local paired sales.

Parks, Open Space and Practical Geography

The City currently identifies approximately 4,300 acres, just over 46% of its land, as open space, along with more than 80 miles of multi-use trails. Laguna Niguel Regional Park, Crown Valley Park, Marina Hills Park, Chapparosa Park and the Salt Creek Trail anchor that system.

For real estate the open-space system is not scenery, it is a set of property variables: trail access from the tract, view and privacy at the lot edge, recreation within walking distance, slope and drainage conditions where lots meet undeveloped land, wildfire and insurance diligence in canyon-adjacent locations, and whether a neighborhood is genuinely walkable or only appears so on a map.

Schools: Verify the Address, Not the Neighborhood Name

Laguna Niguel addresses are served by Capistrano Unified School District. Both Aliso Niguel High School and Dana Hills High School serve portions of the city — Aliso Niguel's official profile describes serving Laguna Niguel and Aliso Viejo, and Dana Hills' profile describes serving Dana Point, Laguna Niguel and San Juan Capistrano.

That is the whole citywide framework this page will publish. School boundaries can change, do not follow city or neighborhood boundaries, and cannot be inferred from a community name. Verify the specific property address.

This platform does not publish community-to-school guarantees. Assignment is an address-level, dynamic fact.

HOA, Taxes and Assessments

Carrying cost is where Laguna Niguel surprises people. Within one city you will find homes with no association at all, homes with a single association, homes with a master plus a subordinate association, homes with an additional recreation-club relationship, and homes carrying private street and gate obligations. The City's 2025 report specifically identifies Pacesetters and Vista Del Niguel as older neighborhoods not governed by HOAs.

There is no single effective property-tax rate for the city, and no blanket statement — in either direction — about Mello-Roos or special assessments by community or construction age. Both are verified per parcel.

For any property: confirm the APN, pull the current secured tax bill, read every fixed assessment line, and request current association documents including budget, reserves, assessments and transfer requirements.

Questions Worth Asking by Era and Location

None of these describe every home, or even most homes. They are the questions worth asking so the answer comes from documents rather than assumptions.

  • Plumbing

On relevant older and 1980s / 1990s housing: has the home been repiped, is there any slab or pinhole leak history, and was the work permitted?

  • Tile Roofs

Is the underlayment original or renewed, is there leak history, and in attached housing where does owner responsibility end and association responsibility begin?

  • Hillside and Drainage

Retaining walls, slope maintenance responsibility, drainage swales, and how much of the recorded lot is actually usable.

  • Remodeling and Additions

City permits, HOA architectural approval and final sign-off for any addition, hardscape, window or slope work.

  • Wildfire

CAL FIRE released updated Fire Hazard Severity Zone maps for Laguna Niguel on March 24, 2025, and the City Council adopted the state-mandated designations on June 3, 2025. Hazard is address-specific — check the current official mapping for the parcel rather than generalising a neighborhood.

This platform does not describe an entire tract or era as having a particular plumbing, roofing, slope or insurance problem. Prevalence claims require tract-level evidence this research has not yet produced.

Local Context Worth Knowing

Two physical events belong in the permanent record for this city. Both are historical facts, not characterisations of the current housing stock.

Via Estoril Landslide

March 1998

City emergency-planning documents confirm a major slope failure in the Via Estoril area. The City states that four detached homes were totally destroyed, two more were severely undermined, a major storm drain was crushed, and the entire Crown Cove condominium complex below was demolished. This is a significant historical geotechnical event. It is not evidence that Laguna Niguel hillside homes generally share the same condition.

Coastal Fire

May 11, 2022

The fire ignited in Aliso and Wood Canyons Wilderness Park in Laguna Beach and spread toward Coronado Pointe. The City confirms approximately 200 acres burned, 20 structures destroyed, 12 additional structures damaged, and roughly 900 homes initially placed under mandatory evacuation.

Current wildfire hazard is parcel-specific and should be checked using the current official CAL FIRE and City mapping rather than inferred from either event.

What Laguna Niguel Buyers Often Compare

Buyers rarely shop one city. These are the recurring tradeoffs, framed structurally rather than as pricing claims.

MarketTypical tradeoff being weighed
Mission ViejoLake and larger inland suburban context, a more inland climate, and different HOA and school structures.
Aliso ViejoGenerally newer and denser master-planned product with different lot patterns; strong crossover with northern Laguna Niguel.
Dana PointDirect coastal and harbor access with more housing diversity and far less uniform master-planned structure.
San Juan CapistranoLarger lots, equestrian and semi-rural product in some areas, warmer inland valley conditions, a different housing identity.
Laguna BeachDirect beach and village access, older custom and hillside product, and a very different lot, parking and regulatory context.

Buyer Intelligence

Research starting points by priority, not recommendations. The right answer depends on the property, the exact street, budget, HOA, schools, insurance and what the buyer actually values.

Larger Established Lots

Kite Hill, Crown Valley Highlands, El Niguel and Niguel West are the first places to look, with lot usability verified rather than assumed from recorded size.

Master-Planned Move-Up with Amenities

Marina Hills, Rancho Niguel, Beacon Hill, Kite Hill and San Joaquin Hills, each with a different amenity and association structure.

Coastal-Close

Bear Brand, Ocean Ranch, Beacon Hill, Marina Hills and the western ridge areas.

Ocean or Canyon Views

Monarch and Pacific Island, Niguel Summit, and selected Bear Brand and Ocean Ranch locations. Verify the view from the property, in person, at the time of day that matters.

Commute-Oriented

Rancho Niguel, Country Village and Village Niguel, San Joaquin Hills, and northern or eastern Laguna Niguel generally.

Single-Story

Older central and El Niguel neighborhoods, Crown Valley Highlands, plan-specific Kite Hill and Marina Hills options, and Monarch Summit or Pacific Island attached alternatives.

These are research starting points, not universal recommendations.

The Nearest Comp Is Not Always the Best Comp

A strong Laguna Niguel CMA prioritises structure over distance. In rough order: community and tract, housing era, attached versus detached, floor plan, story count, HOA structure, gate, view, lot usability, road exposure and remodel condition.

A Marina Hills move-up home should not automatically be valued against an older Crown Valley Highlands home simply because the two are geographically close — different era, different plan generation, different association structure, different buyer. Likewise a Niguel Summit view home often competes more directly with another ridge community than with a same-size interior property half a mile away.

This platform does not publish blanket percentage adjustments for views, gates, road exposure or single-story plans. Those adjustments are being built from MLS paired-sale analysis and are applied per property with the paired evidence shown.

Community, Association and Tract Directory

Every community and association name below comes from the City's current HOA map, the City's 2025 Existing Conditions Report, or the supplied subdivision map. Community pages are published only when the underlying research is complete, so most names here are records rather than links — deliberately, rather than as thin pages.

Laguna Niguel Market Data

Current MLS-derived market evidence for Laguna Niguel. These figures describe transactions, not the durable structure of the market above them: a median price moves with whatever happened to sell in a window, while the community, tract and micro-location distinctions covered on this page continue to explain why two similar homes trade differently. Figures are recalculated on a schedule from CRMLS data supplied through SimplyRETS, and property-specific facts should always be verified against the listing.

Snapshot calculated September 2, 2026 at 9:55 PM Pacific (about 10 hours ago). These figures are generated on a schedule, not queried live when the page loads. The MLS feed itself last updated September 2, 2026 at 6:36 PM Pacific.

How these numbers are calculated

Source: CRMLS data via SimplyRETS. Market metrics are calculated from listings returned by the configured geographic query. Figures may change as MLS records are updated. Property-specific facts should be independently verified.

Geographic and property query: city in [Laguna Niguel] AND types included [Residential, Condominium, Townhome]; excluded [Rental, Commercial, CommercialLease, Land, Farm, Multi-Family]. Methodology version v2.

  • Only residential for-sale property is counted. Rentals, commercial, land, farm and multi-family income records returned by the same geographic query are excluded before any figure is calculated.
  • Most recent retrieval: 246 records returned, 29 excluded as outside the residential for-sale universe, 0 excluded as outside the mapped area, 217 counted.
  • Active Listings — MLS status Active. Homes actively on the market. Excludes homes under contract, pending, or coming soon.
  • Coming Soon — MLS status ComingSoon. Listings publicly announced but not yet showing as active in the MLS.
  • Active Under Contract — MLS status ActiveUnderContract. Under contract while still accepting backup offers.
  • Pending — MLS status Pending. Under contract, no longer accepting offers through the MLS.
  • Closed Sales — MLS status Closed. Recorded closed transactions, grouped by close date.
  • New listings count homes first listed inside the window, whatever status they hold now, so a home that listed and went pending in the same window is still counted as new.
  • Monthly history uses complete calendar months only. The month in progress is never charted, because a partial month reads as a collapse in sales.
  • Medians and ratios are suppressed below 5 qualifying observations rather than published from a small sample.
  • Sale-to-last-list divides close price by the final list price. Sale-to-original-list uses the original list price where the feed populates it. Both are shown to the nearest whole percent, which is the honest resolution for a median over this many sales.
  • Price per square foot divides close price by MLS living area; listings without living area are excluded.
  • Price charts use a 3-month rolling median of the pooled closed transactions, and the year-over-year figure quotes that same rolling median. Closed counts are monthly and unsmoothed.
  • Property tax figures are never derived from the MLS feed; the field is unpopulated in this feed. School, HOA and assessment facts come from the durable research on this page, not from listing data.
  • Snapshots are generated on a schedule rather than on page load, so figures reflect the calculation time shown above rather than a live query.
  • Listing change tracking began September 3, 2026. Price-reduction metrics appear only once a full tracking window exists.

Where We Are Going Deeper

This is City V1. It is a verified structural framework, not a claim that every tract in Laguna Niguel has been solved.

Marina Hills builder tracts

Resolving whether Amarante, Vistara, The Heights, Bel Fiore, Palacio, Cabo Del Mar, Terracina and Monaco are recorded tracts, builder neighborhoods, cost centers or marketing names.

Rancho Niguel deep dive

A 2,306-unit master system with a dozen subordinate associations and a recreation club relationship to map properly.

Bear Brand / Ocean Ranch

Separating the master, Bear Brand Ranch and Ocean Ranch cleanly across the attached-to-luxury product spectrum.

Niguel Summit

Resolving remaining builder-tract names around the verified Palmilla and Coronado Pointe hierarchy, with view and slope research.

Builder and floor-plan library

Plan names, square footage, story count and downstairs-primary options by tract, sourced rather than inferred.

MLS paired-sale premiums

Evidence-based view, gate, cul-de-sac, flat-lot, single-story and remodel adjustments to replace secondary-source percentages.

How This Page Was Verified

Primary / authoritative. City of Laguna Niguel (official history, Open Space program, HOA Education Program and current HOA map), City of Laguna Niguel General Plan and the 2025 General Plan Existing Conditions Report, City emergency-planning documents, CAL FIRE Fire Hazard Severity Zone mapping as adopted by the City in June 2025, Capistrano Unified School District and individual high-school profiles, official community-association websites, and Orange County tax and assessment resources.

Research scaffolding. The uploaded Laguna Niguel City V1 verification and construction research files, the Marina Hills Community V1 research file, and the color-coded subdivision map. An earlier AI deep-research report was used as background scaffolding only; where it conflicted with City sources it was corrected — notably on open space, the Marina Hills association structure, the placement of Bear Brand Ranch, the Beacon Hill hierarchy, the Country Village hierarchy, and the Via Estoril impact description.

What is deliberately not published here. Current HOA dues, reserve condition and assessment amounts. Community-to-school assignment guarantees. Blanket Mello-Roos or CFD conclusions. View-premium and road-discount percentages. Builder floor plans not yet sourced. Construction-defect prevalence by tract. Current market statistics. Each of those is either dynamic, parcel-specific, or not yet verified to the standard this platform publishes at.

Durable market knowledge and current market data are kept intentionally separate on this platform. Anything dated will be shown with its date.

Last reviewed: September 2026. HOA dues, school assignments, taxes, assessments, insurance, permits and property-specific conditions should be independently verified for the individual property.

Individual claims and classification

Open Space

    Verified Fact

  • Bear Brand Ranch is listed on the City HOA map with no master association and should not be stored as a subordinate association of Bear Brand at Laguna Niguel, despite sitting inside the broader Bear Brand geographic market.

    Verified Fact

  • Rancho Niguel Master and Niguel Ranch are separately identified master associations and are not interchangeable names for the same system.

    Verified Fact

  • Marina Hills Planned is a 1,538-residence master association, a figure on which the official association website and the City HOA map independently agree. Chandon, Encore and Siena are the City-identified subordinate associations.

    Verified Fact

  • Marina Hills Planned and Laguna Heights are distinct master-association systems, and the City districting study notes that the Laguna Heights association geography is noncontiguous.

    Verified Fact

  • Country Village is the master association above several Village Niguel communities, including Village Niguel Gardens, Village Niguel Heights, Village Niguel Terrace I and II, and Casa La Paz.

    Verified Fact

    Verified Fact

  • The May 11, 2022 Coastal Fire ignited in Aliso and Wood Canyons Wilderness Park in Laguna Beach and spread toward Coronado Pointe, burning approximately 200 acres, destroying 20 structures and damaging 12 more, with roughly 900 homes initially under mandatory evacuation.

    Verified Fact

Hazard

  • CAL FIRE released updated Fire Hazard Severity Zone maps for Laguna Niguel on March 24, 2025, and the City Council adopted the updated state-mandated designations on June 3, 2025. Hazard is parcel-specific.

    Verified Fact

Market Structure

  • Laguna Niguel is best analysed as several distinct market systems rather than one citywide market, because development era, community, HOA structure, elevation, view, lot usability and coastal proximity vary sharply within the city.

    Market Observation

  • View premiums, road-exposure discounts, gate premiums and single-story premiums in Laguna Niguel require MLS paired-sale analysis and should not be applied as universal percentages.
